Yes. Clients may reserve unit spaces before completion, provided they enter into a binding rental agreement and pay the required security deposit.
Eleven 41’s policy requires a two (2) months' security deposit for each rental unit.
Yes. Units will be tailored to satisfy clients' specific needs on a client-by-client basis. Customization may include:
  • Racking & storage solutions
  • Additional office configurations
  • Specialized electrical & climate control additions
Yes. Retrofitting can be done based on the client’s needs. The cost of retrofitting can be handled in one of the following ways:
  1. Prepayment by the client for all retrofitting costs.
  2. Incorporation into the lease/rental rate, subject to approval.
  3. A separate contract with customized payment terms for retrofitting expenses.
Eleven 41 will provide a range of premium amenities to support tenants, including:
  • Administrative & on-site property management support
  • Overflow car parking & designated parking per client
  • Backup electrical supply
  • Property surveillance systems
  • Garbage disposal facilities
  • Exposure on the Eleven 41 website directory for additional business visibility
Eleven 41 will oversee the maintenance of all common areas and landscaped spaces, including:
  • Parking lots & driveways
  • Garbage disposal facilities
  • Security & surveillance systems
  • Shared utilities & infrastructure
Eleven 41 will feature a comprehensive security system to ensure a safe and controlled environment for businesses and assets. Security features will include:
  • 24/7 armed security & monitoring
  • Biometric access control & CCTV surveillance
  • Perimeter fencing & controlled entry points
